Property agent and it's commission

A property agent help to source for tenant and commission of 1 month rental is paid for a year of tenancy agreement.

However, should there be renewal for subsequent years, example another 5 years of rental, do you still pay yearly commission to the property agent?

If yes, what is the service, a landlord can expect from the agent since nothing is requested from both tenant and owner.
